Land Status Determination Wizard

Landowners can use this wizard to determine if a land status can be granted for their property. 

To obtain an official land status determination, a complete application
 must be submitted via the AB+C portal.

Is the tract greater than 5 acres in size?
Is the tract greater than 3 acres in size but less than 5 acres in size?
Does the tract have legal roadway frontage per Title 25 or Title 30?

Are there deeds showing the tract existed in its current configuration prior to December 14, 1972?
Is this tract located within the full purpose jurisdiction of the City of Austin?
Is there legal road frontage AND proof of utilities existing on site prior to January 1, 1995?
Are there deeds showing the tract existed in its current configuration prior to January 1, 1995?
Is this tract located within the ETJ of the City of Austin?

Extra-Territorial Jurisdiction (ETJ) - Unincorporated land within 5 miles of Austin’s full purpose city limit that is not within the city limits or ETJ of another city. Review the most recent version of the City of Austin Extraterritorial Jurisdictions Map to verify that the property is currently within the City of Austin’s subdivision jurisdiction. Remember that it is possible for a property to be within the electric utility service area of Austin Energy, but not within the City’s subdivision jurisdiction.

Is there legal road frontage AND proof of utilities existing on site prior to August 30, 1987?
Are there deeds showing the tract existed in its current configuration prior to August 31, 1987?
Is there deed evidence of the tract existing in its current configuration prior to the ETJ date?

Extra-Territorial Jurisdiction (ETJ) - Unincorporated land within 5 miles of Austin’s full purpose city limit that is not within the city limits or ETJ of another city. Review the most recent version of the City of Austin Extraterritorial Jurisdictions Map to verify that the property is currently within the City of Austin’s subdivision jurisdiction. Remember that it is possible for a property to be within the electric utility service area of Austin Energy, but not within the City’s subdivision jurisdiction.

Is there evidence showing a court ordered partition of land?
Is there a septic or well system on site that has been deemed a public safety hazard?
Are there deeds showing the tract existed in its current configuration prior to August 8, 1992?

Land Status Determination can't be issued as tract is located outside jurisdiction.

This tract may qualify for a Land Status Determination as a legal tract (Grandfather Exemption).


This tract may qualify for a Land Status Determination under the 5 acre exemption.




This tract may qualify for a Land Status Determination under the Court Partition exemption.



This tract may qualify for a Land Status Determination under the public safety exemption.
